Pricing may also be affected by the condition of a home; where a neglected home might fetch a far lower price to one that has been well maintained. The way your home is priced will also be affected by how fast you need the sale to take place or even how long it has been on the market.
Presenting your home: I have an eye for detail and know what features sell a home. Curb appeal is as important as certain details within the home. I will advise you on how to best present stand-out features and recommend any repairs to make your home most appealing. Professional photos will be taken and virtual tours/video will be created.
Marketing your home: I use the whole range of marketing tools available to me in order to bring the buyers in. These range from my For Sale signs, internet advertising, Multiple Listing Service, open houses and other powerful marketing tools which allow for the most possible buyers to be exposed to your property.
Showing your home: I use a professional Centralized Showing Service to coordinate visits to your home in such a way that it does not disrupt your routine. It’s best for homeowners not to be present when the house is shown.
Represent you in negotiations: Many sellers do not feel comfortable to haggle over price negotiations. I will be there to guide and speak for you as needed, based on what’s best for you.
Paperwork made easy for you: I will get your property a disclosure form (where you declare any known problems), any other paperwork needed and before negotiations start. I will ensure that buyer’s making an offer have a financing or a pre-approval.
